I am looking to buy a condo in NY with tenant occupied. I acutally found an ad on the newspaper and it reads:

This spacious 1BR is located on **** Metropolitan Ave.
Current tenant is paying $975 a month but unit will be delivered vacant,
market rental is about $1000 a month.

Asking price $118,000
Low common charge of $435
real estate tax: $0 or very low (tax abatement still in effect)

What do you guys think? Should the price be lower?

I want to start off with a four unit apartment building and use that as leverage to attain more properties. What statistics should I look for that will shoot out a red flag of interest to make them the most appealing, cap rate, operating expenses, taxes, etc…? I want to have a local real estate management company look after it since they are more experienced in managing properties than I am. I know this will decrease the amount of cash flow the property will produce but at least I know the property is managed properly.

With the downturn in the american housing market but housing markets still not coming down enough to make it worthwhile to buy right now where abroad should I look to find property that is a value and looking to increase in value in the short or longer term.

This isnt for a primary residence or even a vacation home just for investment purposes. Keep in mind this isnt where you’d necessarily want to live just an area you think or preferably know is an area waiting to expand/boom etc.

Would I be better off buying a couple 150k range condos instead of one higher priced unit? They wouldn’t be a 2nd home for me, it’d strictly be an investment, a place I would rent out to whomever until the value increased enough for me to warrant moving it. Do you believe the potential to make money in the brazilian property market is there? Any relevant info you could add that you think I might need to know would be appreciated.
