I know my credit score will be destroyed. What about costs, fees, penalties, fines? Am I still responsible for taxes owed on the property (due in October and December)? Do my 1st and 2nd mortgages disappear? Or will I still have to pay the mortgagors any monies?

My wife and I live in a rented apartment in CA and own a home in AZ that we have rented out. Last year our losses on the AZ property (Interest + prop. taxes + repairs + depreciation – rentalincome) was 14K (reported in schedule E and form 6198). Now since our total W2 wages in CA are 150K we can’t deduct the 14K from our adjusted gross income. Question is can this no. be carried forward each year (as losses) and later when we sell the rental investment property can the sum of all these yearly losses be subtracted from the profit we make by selling the rental property?

Also, someone suggested that the smarter thing to do would be to form an LLC and start getting a tax-break from the losses we are making every year. Is that true?

I have finished an investment project for a Logistics Activities Area. It’s more or less like a group of warehouses providing services as 3rd party logistics providers for companies in international commerce. It is oriented to trucking, because it’s the main (almost only) transport mode in Mercosur.
I need to register the intellectual property before starting to offer it for sale.
I live in Uruguay but I intend to sell the project worldwide. How do i register it? Is it valid to register it as a book? May I register at least the layout of the complex and the architecture?

I am the only author of the project, which is my thesis work in Industrial Engineering.

At the Mercosur countries (Argentina, Brazil, Paraguay and Uruguay), the USA and in Europe (at least Italy and Spain which are the most active here)

2. What do you want to register?
The market research, the business plan, the architecture (incuding the layout and the designs of the warehouses) and the refrigerated warehouse design.

3. How do you plan to use the IP?
I want to sell it to any company that works as 3PL provider, transfering my rights to them.

The best investment opportunities in Bulgaria right now include the ski resort of Bansko and the Black Sea resorts of Varna and Bourgas. The capital Sofia is developing rapidly as a commercial Mecca as well, signalling that capital appreciation and rental yields should be very strong in the foreseeable future. Bulgaria saw property price increases of 35% in 2004 however the average yields on rental properties are still 8% to 12% thanks to the fact that most investors are buying in the Black Sea coastal resorts and 15% in ski areas. Some of them are investing in new developments instead.

For example, studio apartments in the Black Sea resort of Sunny Beach can cost the investor as little as £16,850. There are good opportunities out there for both city-centre buy-to-let properties and vacation homes that are also offering letting potential. That is why long-term investment is recommended over instant returns.

There is, however a genuine demand for quality rental properties but written contracts with holiday companies are absolutely needed as a means of ensuring the buyer a guaranteed yield. Travel agents and tour agents who are no longer enjoying big mark-ups in Spain are looking for higher profit margins in Bulgaria and this does cause problems in the long-term future. High street travel agents and tour operators do have an amazing number of sun and ski holidays available in Bulgaria today and they are selling well, which goes well for future returns for quality locations and developments.

If you are really wondering what the benefits are to investing in Bulgarian Property; it is definitely the cost. The cons of course is that nothing in property investment is completely fail safe and therefore you need a regent in Bulgaria to act on your behalf and help you find a piece of property that will do exactly what you need it to.
